Overview

Situated in a prominent location opposite the passenger ferry, within Dunoon’s Conservation Area, the ‘B’ Listed Gate Lodge had been unused for over 20 years and in such a poor state of repair it was placed on Historic Scotland’s ‘Buildings At Risk Register’.

Alongside the roof and exterior dilapidation, the interior was completely derelict with no partition walls, floors or utility connections as such our remit was to bring the building back into habitable state with a view to creating an active Travel Hub supporting Dunoon and the surrounding Clyde communities.

Scope of work

The scope of works comprised external structural repairs to the stonework, construction of a new roof with slate coverings with all associated leadwork and rainwater goods.

Shell works to reinstate the finishings including windows, doors and internal floor.

With a clear focus on sustainability and lowering the carbon footprint, materials were carefully selected to ensure the long term future of the building. Traditional building materials were used to work with the mass masonry wall construction in terms of vapour permeability, breathability. Lime mortar to repoint the exterior stonework, clay board instead of plasterboard for the interior ceilings, insulated lime plaster for the walls and a limescale floor with recycled glass for insulation.
