Overview
This four-storey residential tenement building required essential repairs, including roof repairs, structural reinforcement, rot treatment, and glazing replacements in both private apartments and communal areas. The building, constructed in the early 1900s, showed signs of deterioration due to weathering and lack of regular maintenance. The project aimed to restore structural integrity, enhance safety, and improve living conditions for residents.
Scope of work
Roof Repairs: Replaced damaged and missing slates with matching materials. Installed new lead flashing around chimneys and roof valleys. Cleared gutters and downpipes to ensure proper drainage. Applied protective coatings to exposed areas to prevent further weathering.
Structural Repairs: Repointed masonry walls using lime mortar to maintain the building’s historical character. Installed steel reinforcement bars in the rear tenement wall to prevent further movement.
Rot Treatment: Identified and removed affected timber sections. Applied fungicidal treatment to prevent future rot infestation. Replaced damaged timbers with treated hardwood resistant to moisture.
Glazing Repairs: Depending on the condition of each unit we replaced broken and deteriorated windows and glazing units as required with double-glazed, energy-efficient alternatives while maintaining the building’s traditional aesthetics. Repaired and repainted window frames to improve durability. Installed draught-proofing strips to enhance insulation and reduce heat loss. A key aeasthetic feature of the communal close, the rooflight required repair to the frame, re-glazed and application of waterproof sealant
The completed repairs restored the tenement’s structural stability, improved safety, and enhanced energy efficiency. The project ran smoothly, the site was kept tidy with no obstruction to the occupiers flats.
